Property Information

On the contract signing date, the investor shall pay a 30% deposit to the seller and execute the required contractual documents. The payment may be transferred either to our overseas bank account or to our domestic bank account.

Required from the Investor: If the investor is unable to attend the signing in person, a signed and stamped Power of Attorney must be provided to authorize our company to execute the contract on the investor's behalf. If a representative signs the contract, the representative must provide valid identification and the original Power of Attorney.

Closing typically takes place approximately one month after the contract is signed. At closing, the remaining purchase balance and all applicable fees are paid, and the property is formally transferred to the buyer. A licensed Japanese Judicial Scrivener supervises the entire transaction to ensure its legal security and compliance. Once the funds have been confirmed, the ownership transfer registration is filed with the Legal Affairs Bureau on the same day.

Required from the Investor: An original notarized certificate verifying the investor's name and address (this document may be arranged through our company), together with a signed Letter of Appointment authorizing the Judicial Scrivener to act on the investor's behalf.

Approximately one month after closing, the registered Certificate of Title will be issued by the Legal Affairs Bureau. The title documents will be sent by the Judicial Scrivener to the investor's designated address or, if preferred, may be received on the investor's behalf by our company.
