Real Estate

Q01

Can foreigners purchase real estate in Japan?

+

Yes. In principle, Japan does not impose nationality or permanent residency requirements on foreign nationals purchasing real estate. Even without Japanese citizenship, permanent residency, or a long-term visa, foreigners can purchase real estate in Japan.

Real Estate

Q02

Can I purchase real estate in Japan without living in Japan?

+

Yes. Overseas residents can also purchase real estate in Japan. However, depending on their status as non-residents of Japan, specific procedures may be required for contracts, payments, registration, taxation, and ongoing property management.

Tianshin International can provide comprehensive support, from property searches and purchase procedures to post-purchase property management.

Real Estate

Q03

Can I obtain a Japanese visa by purchasing property in Japan?

+

Purchasing real estate in Japan does not automatically grant you a Japanese visa or residence status.
If you also wish to operate a business, work, study, or reside in Japan long-term, the appropriate residence status must be assessed separately based on your individual circumstances.

Real Estate

Q04

What additional costs are involved when purchasing real estate in Japan besides the property price?

+

Additional costs may generally include:

・Brokerage fees
・Registration-related fees
・Judicial scrivener fees
・Stamp duty
・Real estate acquisition tax
・Property tax and other related taxes
・Fire and earthquake insurance
・Condominium management fees and repair reserve contributions

Real Estate

Q05

Can you help me find properties in Tokyo, Osaka, Kyoto, Kobe, Fukuoka, and other areas of Japan?

+

Yes. We help clients find suitable properties based on their budget, objectives, and preferred location, including:
・ Residential properties
・ Investment condominiums
・ Entire income-generating buildings
・ Commercial real estate
・ Land
・ Villas and vacation properties
・ Properties for vacation rentals and accommodation facilities

Real Estate

Q06

I’m not sure which city in Japan is suitable for investment. Can you help me analyze the options?

+

Yes. Based on your investment objectives, we evaluate properties from multiple perspectives, including population trends, transportation, rental demand, regional development, property prices, rental returns, and future resale liquidity, rather than simply recommending low-priced properties.

Real Estate

Q07

After purchasing a property, how can it be managed if I live overseas?

+

Depending on the property, we can provide ongoing management services such as tenant recruitment, tenant support, equipment repairs, and other property management matters.

This allows clients to invest in Japanese real estate even if they reside overseas for an extended period.

Real Estate

Q08

Can I use funds from overseas to purchase real estate in Japan?

+

Yes, it is possible, but the process must comply with identity verification, source-of-funds checks, and remittance procedures required by the bank and relevant transaction parties.

For large cross-border transactions, we recommend confirming the remittance method before signing the contract to avoid payment delays at closing due to bank reviews or transfer restrictions.

Real Estate

Q09

Can foreigners apply for a home loan in Japan?

+

Yes, it is possible, but the difficulty and requirements vary significantly depending on the individual’s circumstances. Banks generally consider factors such as residence status, living situation in Japan, income, employment, assets, credit history, and the property being purchased.

For clients living overseas without a source of income in Japan, the number of financial institutions available to them is generally more limited.

Real Estate

Q10

What is the biggest difference between Tenshin International and a typical real estate agency?

+

What we aim to provide is more than simply “introducing a property.”

For overseas clients, Japanese real estate is often closely connected to asset allocation, business operations, visas, children’s education, and future life in Japan. We therefore take a comprehensive view of each client’s needs and help develop a suitable plan.

iPS Cell-Related Services

Q01

What Are iPS Cells?

+

iPS cells (induced pluripotent stem cells) are created by reprogramming mature human somatic cells to acquire properties similar to those of pluripotent stem cells.

One of their key characteristics is their ability to self-renew and potentially differentiate into various cell types. As a result, they are attracting significant attention in regenerative medicine, disease research, and drug development.

iPS Cell-Related Services

Q02

Why do some people consider preserving their own cells in advance?

+

・Prepare for future regenerative medicine while also using the cells immediately for beauty and wellness services.
・Starting only after illness occurs may not allow enough time for preparation before the cells can be used.
・Cells can be preserved while they are still healthy and before genetic damage occurs.

iPS Cell-Related Services

Q03

Does storing iPS cells mean that diseases can be treated?

+

No. “Cell storage,” “iPS cell preparation,” and “actual clinical treatment” are distinct concepts.

Any actual medical treatment must be determined based on the laws and medical regulations applicable at the time, the physician’s judgment, clinical evidence, and the individual’s health condition.

iPS Cell-Related Services

Q04

Do clients need to come to Japan in person?

+

Whether an in-person visit to Japan is required, as well as the specific procedures for sample collection, testing, preparation, and preservation, will depend on the actual service plan and applicable regulations at the time. Before proceeding, we will explain the complete process, required documents, and timeline in detail.

iPS Cell-Related Services

Q05

What does the overall process look like?

+

Depending on the specific plan, the process generally includes the following steps. (The actual technical procedures and testing items are subject to the partner research/cell processing institution and the terms of the formal agreement.)

・Consultation
・Eligibility and needs assessment
・Signing of relevant documents
・Sample collection
・Sample processing
・Cell preparation/culturing
・Quality verification
・Preservation once the required conditions are met
・Ongoing storage management

iPS Cell-Related Services

Q06

Can it definitely be used in the future after being preserved?

+

Whether it can be used in the future will depend on factors such as medical technology, regulations, medical institutions, the type of disease, and the patient’s physical condition at that time.

Therefore, we position this service as a way to “preserve more possibilities for the future,” rather than making any advance guarantee of medical outcomes.

iPS Cell-Related Services

Q07

If regenerative medicine is actually needed in the future, can Tianshin International provide support?

+

We can help clients understand Japan’s medical resources, healthcare systems, and potential options for connecting with medical institutions. However, whether a specific treatment can be provided must ultimately be determined by qualified medical institutions and physicians based on the patient’s condition.

iPS Cell-Related Services

Q08

Can overseas clients also receive a consultation?

+

Yes. We also serve overseas clients. You can start with a remote consultation, after which we will arrange the subsequent procedures according to your specific plan.

iPS Cell-Related Services

Q09

Who might benefit from learning about iPS cell-related services?

+

For example:

・Those who wish to plan ahead for their future health
・Those who want to learn about developments in regenerative medicine in advance
・Those considering long-term life science resource planning for themselves or their families
・Those interested in Japan’s iPS cell research and advances in regenerative medicine

Company Formation

Q01

Can foreigners establish a company in Japan?

+

Yes. In principle, foreigners can establish a company in Japan. Common company structures include a Kabushiki Kaisha (KK) and a Godo Kaisha (GK).

However, establishing a company and obtaining a status of residence in Japan are two separate matters.

Company Formation

Q02

Can I establish a company in Japan while living outside Japan?

+

We can develop a plan based on the specific company structure and procedures involved.

However, factors such as the bank account, company address, representative arrangements, actual business operations, and whether you plan to apply for a status of residence in the future can all affect the overall plan. We therefore recommend confirming your objectives before establishing the company.

Company Formation

Q03

How much capital is required to establish a company in Japan?

+

The requirements for establishing a company under Japanese company law are not necessarily the same as the practical requirements for opening a bank account, operating an actual business, or applying for a specific residence status.

Therefore, if obtaining a Business Manager residence status is one of the purposes of establishing a company, we recommend planning the company based not only on the concept of “minimum capital,” but also on the business activities, business premises, personnel, funding, and actual management capabilities as a whole.

Company Formation

Q04

Can you provide a company address in Japan?

+

It depends on the purpose of establishing the company. If the case involves actual business operations or a Business Manager status of residence, it is important that the business premises meet the relevant requirements. Therefore, not every case can simply be handled using a standard virtual office address.

Company Formation

Q05

Can I open a Japanese bank account after establishing a company?

+

You can apply, but we cannot guarantee that the bank will approve the application. Japanese financial institutions generally review the company’s actual business activities, representative’s information, company address, source of funds, purpose of transactions, and expected business partners.

We can help clients organize their company and business information in advance to improve the completeness of the application documents.

Company Formation

Q06

What company establishment services can Tenshin International provide?

+

Depending on your needs, we can provide comprehensive support, including:
・Pre-establishment consultation
・Company structure planning
・Company name and business activity planning
・Arrangements for a company address
・Company establishment support
・Preparation for opening a bank account
・Office, store, and real estate search
・Coordination with visa specialists
・Coordination with accounting and tax professionals
・Business operation support in Japan after company establishment

Visa & Residence Status

Q01

What are the options for long-term residence in Japan?

+

The appropriate status of residence depends on each person’s purpose and circumstances. Possible options include:

・Business Manager status of residence
・Work-related status of residence
・Student status
・Dependent status
・Highly Skilled Professional status
・Status based on a relationship with a Japanese national or permanent resident
・Other statuses of residence that match the individual’s circumstances

Visa & Residence Status

Q02

Does establishing a company in Japan guarantee that I can obtain a Business Manager visa?

+

No. Establishing a company is only one part of the process.

Immigration authorities comprehensively assess factors such as the substance and continuity of the business, business premises, funding, personnel, and business activities. Therefore, establishing a company does not automatically mean that a visa will be granted.

Visa & Residence Status

Q03

Can you guarantee that my visa will be approved?

+

No. The final review and approval of any Japanese residence status is determined by the relevant Japanese authorities.

We can assist clients with preliminary planning, document preparation, and coordination with qualified professionals, but we do not make inappropriate guarantees such as “100% approval.”

Visa & Residence Status

Q04

Can purchasing real estate and establishing a company help with long-term residence in Japan?

+

These two matters need to be understood separately. Purchasing real estate does not itself grant a status of residence, and establishing a company does not automatically mean obtaining one.

However, for those genuinely planning to operate a business and live in Japan long-term, the company, business premises, housing, business plan, funding, and family living arrangements can be planned together as an integrated solution.

Visa & Residence Status

Q05

Can family members accompany me to Japan?

+

It depends on the applicant’s residence status and family relationship. Depending on the residence status, it may be possible to arrange a family-related residence status for a spouse or child in accordance with the relevant requirements. Specific conditions should be confirmed on a case-by-case basis.

Study Abroad & Education

Q01

Can I study in Japan without knowing Japanese?

+

Yes. Depending on the student’s age, educational background, and future goals, various options can be considered, including Japanese language schools, vocational schools, universities, and graduate schools. For students with limited Japanese proficiency, a Japanese language school is often one of the common starting points.

Study Abroad & Education

Q02

Can you help introduce Japanese language schools?

+

Yes. Based on the student’s preferred location, tuition budget, academic goals, and future plans, we can help find suitable schools and study-abroad options.

Study Abroad & Education

Q03

Can you also help with finding accommodation in addition to school arrangements?

+

We can provide support based on your needs, including:

・Rental housing
・Information on student accommodation
・Choosing a residential area
・Assessment of transportation convenience
・Support related to the living environment

Study Abroad & Education

Q04

If a child studies in Japan, can their parents live in Japan with them by purchasing property?

+

Purchasing property in Japan does not, in itself, grant parents residence status.

The residence status available to students and their parents must be assessed separately based on Japan’s current immigration system and individual circumstances. It cannot simply be treated as a “buy property and accompany your child to study in Japan” arrangement.

Study Abroad & Education

Q05

Can I stay and work in Japan after studying abroad?

+

Yes, it may be possible. After graduation, if a student obtains employment that meets the requirements of the relevant status of residence, they can generally apply to change to an appropriate work-related status of residence in accordance with the applicable rules.

Eligibility is determined based on factors such as educational background, field of specialization, job duties, and the employing company.
